Planing application for a new Turkish Takeaway *UPDATE – REFUSED*

We reported a month ago of a proposal to open a new takeaway in Marlow – a Turkish takeaway, next to Domino’s pizza on West Street. The related planning request has been REFUSED. We noted at the time a number of objections had been lodged – but this was not the specific reason for the refusal, it was a technical matter.

If you really want the details, here we go:

The application was a “Prior notification application (Part 3, Class C) for change of use of existing betting office to hot food takeaway ….. ” under the General Permitted Development rules – which is basically asking if it’s OK to change from one to the other, without having to submit a full planning application.

The decision notice which confirmed the refusal pointed out that this route is only applicable for changing use to a restaurant or café, whereas this proposal is for a takeaway. Thus the conclusion is that it would require FULL planning permission to proceed.

Phew! Still with us? Anyway then – thus just means if they wish to proceed, they need to submit a new , full Planning Application. This might get through, might not! We will have to see if anything else happens…..

A planning application has been submitted for a new Turkish Takeaway in Marlow.

The location is at 27 West Street, in what used to be Ladbrokes, and next door to Domino’s Pizza. Hence the application is for a change of use from betting shop to hot food takeaway.

Just to stir memories, this unit used to be Blockbuster video back in the day – we have fond memories of that, and have included a photo for that reason!

The proposed alterations to the building include minor alterations of the glazed shop front to replicate that of the neighbouring Domino’s pizza. Inside, there would be alterations to the existing shop layout, with the introduction of food serving and preparation areas, plus some limited seating.

The applicant has requested opening hours of 0700-2300hrs daily.

From the publicly available plans, we note the shopfront signage gives the name of “Marlow Mangal” offering “authentic Turkish kebabs and meze”

Any comments so far?

It should be noted that thus far a number of objections have been lodged from neighbours, on grounds of noise, smell, public nuisance, parking and deliveries etc – citing existing issues with Dominos Pizza along these lines. There is also reference to questioning the need , given “Marlow has two renowned fast food operators who operate in a similar field to the applicants from their own Mobile Food units”

One objectioner also commented that “No planning notices have been displayed on either the windows or in any proximity to the unit”
